What makes your property rent ? 

  Of course there are many factors involved that can answer that question such as ...Market trend, price, cleanliness, size, pool, lawn mowed, bushes trimmed, decent appliances electrical and plumbing in good working order.   Ask your self would I live there ?
In my 9 years of experience there is one house that had the most amount of activity I have ever seen.  I was in deep with phone calls, emails, emergency calls on Sunday Morning,  I was on the phone with one prospective tenant while another was ringing in I tell you this property was HOT !


Why you ask? 

 
  It's the magic of color !!  That's right a make  simple change of color.  Color can affect the price in a positive or negative way.  The first 2 pictures are of a house the owner changed the wall shades from boring white to green and tan with white trim.  I was able to increase the rental price by $200.00


 Below is the Hourglass house.  This home has not only been updated with beautiful color,  the owners have also updated the kitchen and baths as well.   This might be too extreme for some but also think of the re-sale value if your looking to sell down the road.  Some may need a fresh new counter top from your local big box home supply store.

  You get your first impression from the first phone call. Below are some tips to think about while looking for a good Property Manager.

~ Did they get back to you in a timely fashion ? 
~ Were they professional ?
~ Were they knowledgeable ? 
~ Did they answer your questions ?
~ Do they manage a fair amount of properties ?
~ Do they have integrity,ethics ? 
~ Are they reliable ? 
~ Do they have drive ?
~ Do they have problem solving abilities ? ( this is a big one )

I bought an investment home and want to rent it NOW WHAT ?

Is my investment rental property rental ready ?   Here are some Tips to consider before placing it on the market.



1.  Fresh paint
Nail holes need to be filled and freshly painted walls/ trim bring tenants with less complaints

2. How's the yard ? 
Curb appeal is good, but dont go crazy with new plantings.. it needs to look clean and maintained with fresh mulch.

3. Appliances
Rentals need to be equipped with appliances that are in good working order and clean.  Items that can be  exempt from owner's pocket are items such as:  ( but must be in a well written lawyer drafted lease)
Filters 
Water dispensers
Ice makers
Garbage disposals
Pool heaters
Solar panels

4. AC serviced
Its hot and humid here in Florida.  Air conditioning is a must and keeping it serviced will help maintain the system with fewer break downs.  

All these preventative maintenance to do's will help you attract a tenant you want.    If you have a tenant who does'nt care what a property looks like when moving in can you imaging what your investment property will look like once they move out.
